Description:
Property Management Engineer coordinates the installation, maintenance and repair work in buildings or large complexes. They manage a team of workers, regularly inspect sites, execute work as necessary, maintain equipment and assign workers to various projects..
Key Responsibilities
• Communicate with the suppliers for the needed services or spare parts that provide a minimum of 3 proposals and compare costs for required goods and services to achieve maximum value of money.
• Ensure that the building meets health and safety requirements to keep clients, visitors & staff safe. Follow-ups with the client after signing the lease agreement and give all the necessary instructions with proper handover of the building unit.
• Prepare weekly maintenance schedules and allocate work as per forecasted workloads.
• Respond immediately to emergencies or urgent issues at any time as they arise and deal with the consequences and provide detailed report on the incident.
• Coordinator and notify the clients/tenants of any emergency or upcoming maintenance work to be carried out for the building and brief them on the services that will be temporary stopped (AC in certain area or common area) due to the maintenance
• Conduct preventative maintenance work.
• Evacuate the building quickly in the event of an emergency.
• Conduct safety inspections as scheduled.
• Establish strategies to meet workload demands on time
• Ensure to check with the contractor on the agreed fit-out work between landlord and client has been completed satisfactorily and follow up on any deficiencies or problems that will affect the assets of the building to stop them.
• Manage and oversee day-to-day Hard and Soft services
• Manage and supervise facility maintenance staff, contractors and vendors.
• Maintain accurate records of maintenance and repair activities, as well as expenses.
• Manages all public facilities and services such as HVAC systems, electrical systems, security systems, fire systems, energy management systems, surveillance systems, and other services related to the property.
• Organizes and manages routine and emergency maintenance and repairs on real estate properties. Must ensure that regular maintenance is carried out in accordance to specified standards and in a timely manner to ensure the continued efficient operation of facilities.
• Responsible for the cleanliness of all company facilities. He is familiar with cleaning equipment and cleaning materials and works to raise the level of cleanliness.
• Contracts with external contractors to carry out maintenance and repair work. Must have good contract management and negotiation skills to obtain the best services at reasonable prices and on time.
• Enhance communication and coordination with tenants, employees, and other relevant departments within the company to ensure that their needs and requirements are met.
• Analyzes data and prepares reports related to facility performance, maintenance, energy, water, and costs.
• Develop and implement maintenance programs & strategies for facilities and utilities.
• Familiar with local market to ensure proper purchasing of material and proper choosing of service suppliers.
• Excellent communication skills to ensure good team leadership and tenant satisfactory..
Qualifications and Experience
• Degree in Electrical /Mechanical engineering recommended
• Preferably with Saudi Council License
• 5 years of experience as a maintenance supervisor (essential). Strong knowledge of building trades, cleaning procedures and maintenance.
• Solid understanding of health and safety regulations and practices.
• Fantastic organizational and leadership skills.
• Excellent communication and interpersonal skills.
• Must possess proven experience in dealing with different entities and coordinating with consultants / contractors.
• Driving license (GCC preferred)
• Highly developed team management skills
